The list mostly consists of hotels, but also a few short-term rental condominiums, time-shares etc. are listed. The listing order is ranked from, in our opinion, most preferable to least preferable.

The former well-known Spanish River Resort Hotel, recently taken over by Marriott. Government rate rooms can be reserved at marriott.com and are available for $110 (one king) or $130 (two double) beds plus tax. 100 m from conference hotel on Atlantic avenue, very close to shops and restaurants.

If falling through the looking glass holds a certain appeal, consider the 13-room hotel adjacent to Boston's Upper Deck and Boston's On The Beach - something of a landmark. Besides being attached to these two popular eateries - where live music is part of the spice - the hotel is walking distance to shops, art galleries and fine restaurants on Atlantic Avenue. Owner Perry Don Francisco says some of his buddies from Worcester, Massachusetts, check in at Thanksgiving, toss him the car keys and never retrieve them until after Easter. So reserve in advance, and inquire about weekly rates.

100m from conference hotel. Rooms 118$ +tax. A boutique-size property of 20 accommodations, the Bermuda Inn can afford to boast that every room overlooks the ocean. There's a large heated swimming pool, and the inn is just a block from the unique, upscale shops, art galleries and nightlife along Atlantic Avenue. More than a dozen fine restaurants and the Ramblin' Rose dinner showboat are within walking distance. Smaller rooms have refrigerators, maid service is standard, and larger rooms also have microwave ovens, coffee pots and toasters.

Here you'll find 48 rooms, saltwater and freshwater pools, a spa, shuffleboard, a lighted tennis court and putting green. Berkshire is just north of "fun central" at 6 South, Boston's On The Beach and The Upper Deck - all restaurants facing the ocean - as well as shops, restaurants and art galleries on nearby Atlantic Avenue.

Very reasonable rates make Breakers on the Ocean quite attractive, especially with 22 apartments right on the ocean. There's a swimming pool, cabanas on the beach with chairs, free bottled water and ice, daily maid service and a complimentary continental breakfast. Breakers on the Ocean is just south of Linton Boulevard and north of the exclusive Delray Beach Club.
The Colony Hotel $$

If you call anytime between May 1 and late December, the historic 1926 hotel is closed for the summer, thank you, in the tradition of a gracious bygone era. Hotel owner Jestena Boughton, a landscape architect, reopens the sister property in Kennebunkport, Maine, when her Florida hotel buttons up for the off-season. You can make reservations at either property by calling (800) 552-2363. The Colony has 72 guest rooms, a dining room and a lounge in the lobby. The dining room serves breakfast and dinner during the winter, and lunch is offered at the Colony Cabana Club, 1801 S. Ocean Boulevard, a private beach club with a heated saltwater swimming pool - for hotel guests and members only.

The management offers a selection of hotel rooms with kitchenettes and some larger apartments, for a total of 18 units. There's a heated swimming pool at Cote D'Azure, which is on Fla. Highway A1A at the ocean, south of Linton Boulevard.

Owners of these 15 timeshares make units available for nightly or weekly rentals. RDI Resort Services manages the oceanfront property, where apartments have full kitchens and cable television. There's a swimming pool and whirlpool spa, and the resort is near the oceanfront restaurant and lounge at Holiday Inn - Highland Beach.
Dover House Condominium $$$

Across from the Atlantic Ocean and walking distance to all the festivities on Atlantic Avenue, Dover House enjoys regular demand. There are 42 one-bedroom apartments with full kitchens, and you can take a dip in the on-site swimming pool. A two-night minimum stay is required in summer, and weekly rates are available.
Grove Condominium Rental Apartments $$-$$$

The Grove has 29 hotel rooms and fully-furnished apartments that are part of a rental pool, courtesy of the condo owners. Fully-equipped units have microwave ovens, cable TVs, coin-operated laundry, direct-dial phones and access to a 15-by-40-foot heated swimming pool. All but the hotel rooms have kitchens. The management offers hotel rooms, studios, and one- and two-bedroom units. From November 1 to April 30, there's a 5 percent discount for a one-month stay and a 10 percent discount for a two-month stay. Call for details. From May 1 to October 31, the Grove is available daily, weekly and monthly, with a three-day minimum.

Perched right at the Intracoastal Waterway within a short walk to the beach, Harbor House has a premium location and 54 units. There are 25 rooms available on a daily, weekly or monthly basis and the rest are reserved for annual stays. There's a swimming pool, laundry area and shuffleboard courts. Harbor House is only a block south of Atlantic Avenue restaurants, nightlife, shops and art galleries.

Situated on the west side of Fla. Highway A1A on the city's gateway, the inn is a favorite spectator perch for offshore fireworks demonstrations and live entertainment during assorted street festivals. The 150 rooms are two-bedroom suites with private balconies, small refrigerators and wet bars, not to mention ocean views and one of the top beaches. South Florida Parenting magazine calls Delray the "No. 1 beach in Palm Beach County," and Travel Holiday magazine says it's the "best swimming beach in the Southeast." There's a heated outdoor swimming pool, a whirlpool spa, biking and walking paths. Beach activities include sailing, Jet Ski rentals, charter boat cruises and boat rentals.

Amenities include a heated swimming pool, fully equipped kitchens, maid service and cable TV. Monthly rates include a 10 percent discount. Huntingdon Resort is near the beach on the last street before Fla. Highway A1A off Atlantic Avenue.

This side of the Mediterranean and across from the Atlantic Ocean, you have the Riviera Palms, with 17 units - each featuring a kitchen. There's a swimming pool on site but no in-house restaurant.

The hotel has 70 guest accommodations, including studios, one-bedrooms and two-bedrooms with kitchenettes. Amenities include an oceanside restaurant and lounge, 400 feet of private beach, watersports and heated freshwater and saltwater pools. There's complimentary coffee and muffins, daily maid service and valet parking. The Seagate is between Linton Boulevard and Atlantic Avenue on Fla. Highway A1A across from the ocean.

Right in the middle of all the excitement along Atlantic Avenue, the Resort has 72 guest rooms and is only a block from the beach and restaurants such as 6 South and Boston's on The Beach (see our Restaurants chapter). Farther west, you'll find other fine restaurants, such as Ristorante Lunas, Splendid Blendeds and Bennardo's, as well as the art galleries and unique shops on the Avenue. The Resort has an oversize swimming pool, two lighted tennis courts, a volleyball court and a basketball hoop.
